Summary of all changes to ALC Guidelines – January 2025

3 13 Clarified guidelines for mini-split AC systems.
4 13 No painting of an exterior battery storage unit is required.
5 19 Garage doors with wood-panel appearance are allowed in all Units of HOA2
6 19 Gates at entryways can exceed 60 inches in height.
7 21 December holiday lights can be put up after November 1st, but can’t be turned on until the Tuesday before Thanksgiving (identical to HOA1).
Also, no decoration except lights can be attached to common walls.
8 23 Maximum light source for wall/sconce lights is 800 lumens (60 incandescent watts), reduced from 1,500 lumens.
9 27 Large pots are not considered planters, but are considered yard art.
10 28 Above ground rainwater tanks must be secured to prevent movement in high winds.
11 32 Shutters may be louvered or battened. Also, all steel or aluminum construction of shutters is allowed.
12 34 No screening of spas is required.
13 36 Tree removal must include stump removal as well.
14 40 Clarification that any fence or wall/fence combination must not exceed 60 inches.
15 41 Bathroom windows may be replaced with glass block if facing the side or back yard.
16 48 Restore the penalties for new landscapes not completed in 90 days (from 2023 text).
